At Golden Properties, we intentionally keep our focus narrow. We specialize in long-term residential rental properties throughout Coeur d’Alene and the surrounding North Idaho communities. This focus allows us to develop vendor relationships and leasing systems that are tried and true for our market.

Here are some examples of the types of long-term rentals we excel at managing:

Single-Family Homes

The majority of the properties we manage are single-family homes.

Because single-family rentals tend to attract stable, long-term residents, these homes typically rent in the $2,000–$4,000 per month range. These properties often appeal to families and professionals relocating to the area; they are best for tenants who want the privacy and space of a home over an apartment.

Duplexes and Small Multi-Family Properties

These properties are great investments because they provide multiple income streams without overwhelming owners with too many maintenance and operational responsibilities. 

Our systems are perfect for owners who have a few units and want reliable management, without the complexity of large apartment-style operations.

Higher-End Residential Rentals

Many of these types of properties were originally owner-occupied homes before becoming rentals. Because of this, they often feature higher-end finishes and thus require thoughtful maintenance and tenant matching.

We work with owners who want their homes cared for properly while still maintaining strong rental marketability.


Long-Term Rentals (Not Short-Term Vacation Rentals)

Since our primary focus is on long-term rentals, our leases typically last 12 months or longer.

While short-term vacation rentals have become popular in some markets, they require different operational systems from traditional property management. They require hospitality-style operations, frequent turnovers, and constant marketing.

By focusing on long-term rentals, we’re able to prioritize:
