Overview

Development History

The neighborhood was originally named “The Landings at Waterford.” Development began during the late 1990s as Coeur d’Alene expanded north and west toward Prairie Avenue.

Bluegrass Development led the initial development under the leadership of Tom Anderl and John Magnuson. Their role focused primarily on land development; they acquired and named the land, designed the subdivision, and installed infrastructure such as roads, utilities, and residential lots.

Rather than constructing homes themselves, the developers built the subdivision in phases and sold finished lots to individual homebuilders. This developer-led, multi-builder model was common in Coeur d’Alene during the city’s rapid growth period in the late 1990s and early 2000s.

Development Timeline

Based on planning records and development history, The Landings was constructed gradually across multiple phases.

  • Late 1990s: Initial planning and subdivision design began as residential growth expanded west of Ramsey Road.

  • Early 2000s: The first homes were constructed.

  • 2003: City planning records show additional phases receiving formal approvals.

  • 2005–2010: Most of the neighborhood, as it is known now, was built during this period as demand for housing in North Idaho increased.

  • 2012–2015: Later phases of development were completed as new lots were opened within the subdivision.

One builder consistently documented in later phases of the neighborhood is Hallmark Homes. Hallmark Homes constructed homes in newer phases of The Landings beginning in the early 2010s.

In addition to Hallmark Homes, several regional builders such as Greenstone Homes, Architerra Homes, and Viking Construction likely constructed homes within the subdivision.

Due to the wide variety in developers, the neighborhood features lots of architectural character with variations in floor plans and finishes.
